Initial Notices

There are many places to get an initial notice. Online, office supply stores, real estate  books etc.  We suggest that you don't use any of these. Why? Your entire case is based on utilizing an accurate initial notice. If there is the slightest error, something is forgotten, or you fail to include required special local information-your entire case could be dismissed.  If the eviction is dismissed you would have to start again from the beginning, including paying the costs.  Court requirements are not the same in all cities, and therefore neither are the notices.  Many cities require special inclusions on the notices, phrasing and instructions.  For example, since San Francisco has different rent control laws the same notice used in San Francisco will not be good in Oakland.  We STRONGLY recommend that you do not download or use a blanket initial notice from the internet.
